How to choose a builder you can trust

Your builder will be part of your life for months, sometimes more than a year. Choosing well matters more than any finish or fitting. Here's what to ask.

1. Are you licensed?

Check the builder's licence on the NSW Government licence check. It takes two minutes.

2. Is my project insured?

In NSW, residential work over $20,000 needs Home Building Compensation Fund insurance before work starts or a deposit is taken.

3. Can I see finished work?

Photos are good. Visiting a finished home is better.

4. Can I talk to past clients?

A builder who's proud of their work will be happy to put you in touch.

5. Who runs my site day to day?

Know who your supervisor is and how often they'll be on site.

6. How will you communicate?

Weekly updates beat silence. Ask how variations and delays are handled.

7. What's included in the price?

Compare quotes line by line. The cheapest quote often has the most left out.

8. Do we get on?

Trust matters. If something feels off in the first meeting, it won't improve on site.
