DA or CDC? Getting approval for your Northern Beaches build

Before you build or renovate, you need approval. In NSW there are two main paths, and choosing the right one can save you months.

Development Application (DA)

A DA is lodged with Northern Beaches Council. Council assesses your plans against its planning controls, may notify your neighbours, and issues consent, often with conditions. A DA suits projects that don't fit standard rules or need flexibility.

Complying Development Certificate (CDC)

A CDC is a fast-track approval for projects that meet set standards under the state planning rules. It's issued by a council or a private certifier. If your project ticks every box, a CDC is usually much quicker than a DA.

What can rule out a CDC?

Heritage listings, certain environmental or flood constraints and some bushfire ratings can push you into the DA path. Your designer or certifier will confirm which applies.

Tips for a smoother approval

  • Get a survey and check planning controls before design starts.

  • Talk to your neighbours early. It costs nothing and avoids objections.

  • Get your builder involved early so the approved design is buildable on budget.
