What does a knockdown rebuild cost on the Northern Beaches?
It's the first question almost every client asks us, and it's the right one. A knockdown rebuild is one of the biggest financial decisions most families make. So here's how we think about cost, after more than 15 years building on the Northern Beaches.
The short answer
Most of the knockdown rebuilds we deliver fall between [Tim to confirm: $X and $Y] for the build itself. Where your home lands in that range depends on a handful of decisions, most of which you control.
What drives the price
Size and complexity. Square metres matter, but so does shape. Lots of corners, cantilevers and level changes add cost faster than extra floor space.
The block. Slope, rock, access and stormwater can move the number more than any finish. A flat block in Balgowlah and a steep one in Newport are two different jobs.
Finishes and joinery. Kitchens, bathrooms, windows and cladding are where budgets stretch or hold.
Demolition. Older homes often contain asbestos, which must be removed by a licensed removalist before demolition starts.
Approvals and consultants. Architect or designer, engineer, surveyor, geotech, certifier and council or certifier fees.
Bushfire and coastal requirements. Many Northern Beaches sites carry a bushfire rating that affects materials and glazing.
Costs people forget
Temporary accommodation while you build. Removalists and storage. Landscaping, driveways and fencing, which are often outside the build contract. Connection fees for services. Build these into your plan from day one.
How to protect your budget
The biggest budget blowouts we see happen when design and cost are worked out separately. That's why so many of our clients use our Design & Build process. We price as the design develops, so there's no shock at tender time.
